What should I consider when buying a new-build home?

Purchasing a new-build home is a thrilling prospect for any buyer, whether it’s your first time taking that exciting first step onto the property ladder or you already own a home and are looking to make a move, it marks the start of a new stage in your life. 

We understand that while buying a new-build home is special, it is like no other moving experience and can seem a little daunting, especially if you’ve not experienced the process before. So, we’ve compiled our top tips for buying a new-build house that will help answer any questions you may have, offer peace of mind and help make the buying process that little bit easier.

Always do your research
Once you’ve found a development you like, take the time to review the development layout, the individual plots and the types of properties available. Look to see what homes are in your budget and check to see what floorplans and layouts best suit your requirements. All of our properties include floorplans, and with our larger developments we quite often have a dedicated brochure with further details about the development and surrounding area. 

Book an appointment to see the show home
While your home will be unique, it’s always a good idea to visit the development and ask to see a property or show home similar in style to the one you’ve chosen in terms of setting, size and specification. This will give you a better idea of what to expect and will also give you the opportunity to run through all the specifications and fully understand all the details.

Find out exactly what you are getting
The nature of buying off-plan means there won’t be anything to see yet, so make sure you fully understand what will be included in your final purchase – think carpets, fixtures and fittings, turf for the garden - before you pay your reservation fee. Ask what white goods will be included, what parking is available and if your plot includes a garage.

Customisation options
One of the many benefits of buying a new-build home is the fact you are starting with a blank canvas. Depending on the developer and at what stage you enter in the building process there may be the option to customise, upgrade and add extras to your new home. Speak with one of the sales team who will be happy to run through all your options.

Be prepared to be flexible
Ask for an estimate as to when your new-build home will be ready for completion but bear in mind this will be just a guide and that you may need to be flexible should any unforeseen issues arise. Your developer will keep you updated throughout the entire process, so you can plan ahead especially with arranging your mortgage. Completion will take place once the NHBC (National House Building Council or similar regulatory authority) and building regulations are signed off by the local authority. 

What home purchase schemes are available?
The government and developers who are keen to help you move into a new home and have come up with a variety of purchase schemes including ‘Help to Buy’ and ‘Part Exchange’ for those looking at buying a new-build home. With offers and incentives available for both first-time buyers and current home owners they are designed to help you save money, time and stress.

The warranty period
New homes are now built to a high standard and benefit from extensive warranties. All new-build homes are approved by the National House Building Council who provide a 10-year warrant and insurance cover. Many developers will also add their own two-year customer care guarantee as well for added peace of mind.

Try not to change your circumstances
Due to the long wait between reserving and actually completing on your new home it’s a good to not change your circumstances too much as this could potentially affect your mortgage offer. Mortgage offers tend to come with a three- or six-month shelf life and if yours runs our before you’ve completed you will have to reapply. So, its best to not change jobs or take on any further financial commitments until you are safely in your new home.
